Many of the homes I inspect are vacant and have been for some time. This can present problems for buyers/investors if they elect to not get a home inspection. I've been there myself; bought a very beautiful home and was eager to move in. Matter of fact, when may get the closing of escrow so I can move in? It's very easy to be in buyer's blist and not see some of the defects that a trained eye can see. This is why everyone should hire a home inspector. Finding the little things is what we do. My intent is for my client to be informed. Whether or not they continue with the purchase is not up to me. I inspect and report.
Maybe you have a question like, "What's that spotting on the walls, you know, right there where ther isn't any carpet, and the sagging paint in the bathroom is nearby too, but what could that be? Mold?" Good question, right? Suppose the buyer/investor isn't there to see the home up close and personal (happens sometimes). A good inspector doesn't hide the need to have a mold test performed. It doesn't stop here. GCS Home Inspections has a Thermal Imaging capability and is used to identify areas needing further investigation such as missing insulation, the water still above the drywall ceiling in the bathroom or air coming in around windows or wall outlets.
Everyone needs a home inspection. You need to see what "As-is" REALLY "is".
